Decrease Energy Bills With Roof Recoating

By Jamie Thompson

The number one part of the home that protects it from outside elements is the roof. Without it, snow, rain and even hail could all easily penetrate the home and cause damage. It is so important that insurance companies really pay attention to it when giving out policies. It must be regularly maintained including roof recoating, if needed.

When choosing a coating, there are many that you can pick. The type and thickness of the coating will depend on a few factors such as whether or not you choose to have shingles. Shingles are a part of overall covering and mean you can have a thinner coating underneath, whereas those without need thicker coatings.

A flat roof generally will not have shingles, so they require a thicker coating when compared to those that do put shingles on. Of course, in order to re-do the coat, the shingles must be removed first. If they are damaged due to high winds or hail or just missing, they can be replaced with new ones instead. This makes everything look newer and can help increase the property value of the house.

When choosing a coating substance, it is important to look through all the possibilities. Though many homeowners often go with the same substance that was already on there, advances in the industry could provide a better alternative. For example, many roofers are using what is referred to as 'cool' roofing.

If you use cool roofing materials, this means that they don't absorb as much sunlight. Absorbed sunlight will eventually seep down into the home, which means more electricity used to cool the house in warm months. If a the materials are more reflective, less heat gets in and the home becomes much more energy efficient. This saves you money and increases the resale value of the home should you want to sell.

Asphalt and tar pitch are by far the most popular coatings. They are used by mopping or otherwise spreading the substance across the surface after it been mixed and heated. They then dry and should be ready to be covered in shingles, if you desire. They are great for hot climates because they can expand in the heat and still go back to their original shape without cracking and letting moisture seep in.

Foam is a newer type of material that can be easily sprayed using industrial sprayers onto the surface. It is usually a thick foam that has polyurethane in it. The substance radiates heat, which means it is reflected rather than absorbed. This cuts down on air conditioning bills and is waterproof as well.

A roof recoating is a great investment in the life of not only the roof but also the home overall. No matter whether you are using shingles or not, the coat underneath is very important. Choose wisely by doing your homework and try to use cool materials if possible. It could even mean a discount on your insurance policy, meaning even more money saved.
